What Residently is, why we built it, and what it enables: one rental operating system that gives institutional owners and operators control of the 12 NOI levers, compounding into asset value.

The return you underwrote at acquisition is now being defended, or lost, at the operational layer, one basis point of NOI at a time. Yields are compressed, operating costs are up, and the easy market uplift is gone. That is the squeeze, and it is structural.
Rents can no longer carry the inefficiency. The affordability crisis caps what residents can pay, and since 1 May 2026 the Renters' Rights Act has made every increase a contestable, documented decision. If you cannot raise rents to cover inefficiency, the inefficiency has to go.
And capital is watching. LPs, valuers and investment committees now ask how a portfolio is run before they back it: standardisation, scalability, resident experience and transparency. Operational evidence is becoming a condition of the next mandate, the next fundraise and the next valuation. The US consolidated around unified operating systems for exactly this reason; the UK is following, faster.
The maths is what makes this urgent. At a 4–5% cap rate, every £1 of NOI is worth £20–25 of asset value. Operations are now the return strategy, and the money knows it.
Most institutional portfolios still run on an accounting-first PMS plus a patchwork of point solutions: one tool for listings, another for leads, another for viewings, applications, payments, maintenance and community. Spreadsheets, emails and phone calls fill the gaps between them. Every handover leaks yield and data.
The cost shows up in three places. Property teams spend hours per lease chasing residents across systems and rebuilding the monthly pack in Excel. Asset managers steer NOI from a curated pack four weeks behind reality: the void was a void for three weeks before the report flagged it. Residents hit five logins, five brands and five tones of voice, and enter the same details every time.
If you can't see it, you can't manage it; if you can't manage it, you're losing yield to it. A stack built for transactions cannot deliver what institutional owners and modern residents now expect. That is why we built Residently.
Residently is a rental operating system, purpose-built for UK institutional residential: BTR, SFR, PRS, PBSA, co-living, later living and affordable. It brings marketing, leasing and community into one platform, with Insights+ as the intelligence layer across everything.
It does not replace your PMS or your accounting. It plugs into the existing backend, two-way and in real time, and institutionalises the operating layer above it, feeding the ledger with better numbers. Yardi, MRI or Re-Leased stay where they are.
The journey runs lead-to-lease and beyond with no manual handovers:
One connected system aligns people, processes and performance. Property managers get productivity, portfolio and asset managers get visibility and control, owners and investors get NOI and asset value, and residents get one branded app and a five-star experience.
NOI isn't one number; it is twelve levers, and most of them get lost in the handovers between systems. Run on separate tools, each lever is a project. Run on one system, each strengthens the next: better data sharpens pricing, faster leasing shortens voids, a better stay lifts renewal and lowers arrears, and standardised data flags compliance risk before it becomes a fine.
Two examples show how the levers connect. Lease issued to signed falls from 5.9 to 1.9 days, so the void closes a week earlier; 63% of offers are agreed before the resident vacates, up from 46%. And on a £2,000 rent, a fortnight of void (about £925) costs more than a year of a £50 squeeze earns (about £600), which is why homes priced right first time let in 21 median days against 78 for homes that needed a cut.
Modest improvements on every lever, stacked, are worth more than any single initiative.
Standard operating procedures produce standardised data. The same workflow runs at every scheme, whether the team is in-house or a third-party agent, so a void rate at one scheme means the same as at another. That is what makes benchmarking a query rather than a debate, and it is what a valuer can reward: one data model, one set of workflows, every metric defined the same way everywhere.
Our rental operating system enables a hub-and-spoke model. Asset strategy and fund-level KPIs are set centrally; local teams and third-party agents execute on the same workflows; roles are configured by portfolio, geography or asset type. The data stays with the asset, whoever runs it, so switching operators never means losing history, and owners watch performance with their operator on the same standards in real time.
It enables in-house leasing on tools built for it. External agents cost £800–£1,600 per let and own the resident relationship from day one. Bringing leasing in-house on Residently saves around £1,000 per let and keeps the data, the brand and the resident with the asset. As Nick Woodward, Residential Director, put it: "None of the other solutions had the technology for us to drive an in-house model."
And it enables a rent you can defend. Since 1 May 2026, any number may be challenged at tribunal with zero downside to the resident. Revenue Management is deterministic, so every recommendation shows its workings, and every Section 13 increase carries an evidence pack that settles the renewal, supports the ERV and survives the tribunal.
The partners running on it today show the range. LRG selected Residently as preferred technology partner for its Corporate and BTR divisions for its ability to meet the needs of large-scale portfolios and provide complete operational control. Dorrington, with Savills, built a new in-house operating model, saving around £1,000 per let. Touchstone, with Places for People, saves 7 hours and £113 per lease with a 94% app download rate. Essential Living and HomeQuarters run in-house leasing, HubSpot automation, Insights+ and Revenue Management across multiple operating models on one system. L&G, with LRG, delivers its living health and wellbeing strategy through the Community app.
Adoption is consultant-led: discovery and planning before any contract is signed, AI-assisted data migration, OnRamp onboarding, dedicated help centres and customer success, with a roadmap shaped by partners.
Take an illustrative portfolio of 1,000 homes at £1,550 average rent, 35% turnover, valued at an unchanged 4.5% cap rate.
None of these numbers depends on the market moving. They come from the operational layer: voids closed a week earlier, renewals won, rents set on evidence, arrears caught at day three, agent fees kept in-house. At £20–25 of asset value for every £1 of NOI, that is the cost of inaction, measured per home.
The portfolios commanding the strongest multiples over the next decade will be the ones that can prove, in real time and on consistent standards, that the asset is being run well. Residently is the system that lets you take control of the levers and write the evidence as you go.
